Checkatrade reports an average of around £10,000 to replace a conservatory roof, with a typical range of £6,300 to £18,225 or more depending on size and material. By material it gives about £600 per m² for polycarbonate, £750 per m² for a tiled roof and £900 per m² for glass, and labour at roughly £400 per person per day (Cost to replace a conservatory roof in 2026, checkatrade.com). Many conservatories need none of these. In England, a single-storey rear conservatory within the permitted development limits needs no planning application, and one under 30 m² that is separated from the house and not heated by the house’s system is exempt from building regulations. In Scotland, a conservatory of 8 m² or less that is at least 1 metre from a boundary needs no building warrant. Why quotes differ

  • Size and shape. Every extra square metre adds frame, glass and base; Victorian and Edwardian shapes use more parts than a lean-to.
  • Roof. Polycarbonate, glass and solid tiled roofs differ in price, and a solid roof can bring building regulations into play.
  • Groundwork. Checkatrade lists groundwork, preparation and disposal as normal quote items; poor ground, trees or a drain under the base add cost. See conservatory foundations.
  • Extras. Blinds (Checkatrade reports an average of around £2,650), flooring, electrics and heating are often priced separately.
  • Access and waste. Skips, parking and access equipment appear as extras in some quotes.
